An Occupancy Inspection is conducted by the municipality and unless otherwise stated on the contract is paid by the seller.
A building Inspection is paid by the buyer and is more extensive but can add comfort to new ownership.

As of July 1, 2007, if you buy a house or condo in unincorporated St. Louis County, a re-occupancy inspection and permit will be required from the Division of Neighborhood Services before you move in.
• The inspection and permit will cost $80
• Applications may also be made in person at two locations:
• North County Government Center, 21 Village Square (near the intersection of I-270 and Lindbergh). Phone: 314-615-7346.
• South County Government Center, 4558 Lemay Ferry Road (just south of I-270). Phone: 314-615-4142

• Once a home passes its inspection, the seller has 120 days to provide the County the names of the house’s new occupants.

check to see if a permit is required prior to doing any work. Occupancy Inspections may require permits and if they don't have one recorded, it may cost the seller thousands!
